…About the Associations and Fees

Q: I am interested in purchasing a home in Longwood Villas. Why am I being asked for two application fees?2020-07-16T17:43:15+00:00

A: There are two Homeowners Associations governing Longwood Villas. Longwood Villas (Tivoli Village) is the neighborhood association, the one in which our homeowners are members have the most and direct involvement. Logwood Run Community Association (LRCA) is the “master” association for the eight neighborhoods in the Longwood Run community. Each has separate administrative requirements for prospective new owners; hence the separate application fees.

Q: Does each association have fees/assessments, and when are they due?2020-01-05T22:39:52+00:00

A: Tivoli Village fees/assessments are due quarterly on the first day of January, April, July, and October. LRCA fees/assessments are due semi-annually on the first day of January and July. You will receive a coupon book from Tivoli Village and an invoice from LRCA for making your payments, along with instructions from each association should you want to set up automatic payments.

Q: What does LRCA, the Master Association, do?2023-01-27T19:46:02+00:00

A: LRCA maintains our streets (which are private roads), street lights, lakes (retention ponds) including banks, and the gatehouse at the entrance to Tivoli Village. Maintenance of the lakes includes a buffer around each lake which LRCA owns. The LRCA website is longwoodrun.org.

Q: When do the Boards of Directors of the associations meet and may I attend the meetings?2020-07-16T17:44:04+00:00

A: The Tivoli Village Board of Directors meets on the third Wednesday of every month at 6:30 PM. The Annual Meeting of Homeowners takes place on the third Wednesday of January at 7:00 PM. Homeowners are invited and encouraged to attend all meetings. The LRCA Board of Directors meets quarterly on the fourth Wednesday of February, May, August, and November at 6:30 PM. Unless otherwise noticed, all meetings of both associations are presently at the Longwood Community Center located at Longwood Park, 6050 Longwood Run Blvd., Sarasota.

…About Maintenance and Making Changes

Q: Is Tivoli Village maintenance-free?2020-01-05T22:42:06+00:00

A: Tivoli Village is not maintenance-free. Tivoli Village is responsible for the maintenance, repair and replacement of the exterior surfaces of the residential villas, meaning the exterior walls and roofs. The homeowner is responsible for the maintenance, repair, and replacement of exterior doors, windows, sliding glass doors, garage doors, and screening as well as all electric lines between the villa and its individual service panel and all water and waste lines between the villa and the main distribution lines. In addition, gutters and downspouts were added by homeowners to some of the villas after they were built.

The cleaning, maintenance, removal and replacement of gutters and downspouts when necessary is the responsibility of the homeowner. Tivoli Village is also responsible for maintenance of all grounds that are not walled in. Maintenance includes mowing, trimming, fertilization, and irrigation as well as replacement of landscaping in common areas. The homeowner is responsible for the replacement of landscaping within the owner’s lot line.

Q: If I want to make changes to the outside of my home, what must I do?2022-06-23T16:22:32+00:00

A: Any alteration to the exterior of a villa, including color changes; replacement of windows, house doors and garage doors; addition of gutters, and lanai screened-cage additions or replacement must be approved by the Architectural Control Committee (ACC) and the Tivoli Board of Directors. The Architectural Committee approval form is available on this website where it may be completed and submitted with any necessary attachments.

Q: If I want to make changes to the landscaping within my lot line, what must I do?2022-06-23T16:23:44+00:00

A: Many changes to the landscaping, even within an owner’s lot line, must be approved by the Grounds Committee (GC) and the Tivoli Board of Directors. The Landscape Guidelines as well as the Landscape/Grounds Committee approval form is available on this website where it may be completed and submitted with any necessary attachments. Q: How do I request service from the association for repairs and maintenance that are its responsibility?2023-07-18T16:56:53+00:00

A: Service requests for roof repairs, architectural changes to the outside of your villa, and grounds requests (not including lawn service company requests) can be made directly on the Tivoli website using their respective interactive forms. All other requests or complaints should be sent to our Community Association Manager, William Wright, at either pm@tivolivillage.org, or (941) 377-3419.

Q: When will the exterior of my villa be cleaned, repaired and painted?2022-06-23T16:26:57+00:00

A: The exterior of the villas are cleaned, repaired and painted on a rotating refurbishing schedule posted on this website. The roof, driveway and walkways of your villa will be power washed every three (3) years. The exterior walls and fascia of your villa will be power washed, repaired and painted every nine (9) years.

Q: What are the vehicle parking rules in Tivoli Village?2020-01-05T22:45:37+00:00

A: No boat, trailer, motorcycle, motor home, camper, van, or commercial vehicle may be parked on the grounds, including driveways, overnight. Homeowners or guests may park these vehicles in their garage. No vehicle which exceeds the dimensions of the garage of a villa may be parked on the grounds overnight. No vehicle may be parked on the street between the hours of 2:00 AM and 6:00 AM. Guest overnight parking is available in designated off-street spaces on Ascot Circle.

Q. Can I rent/lease out my villa?2020-01-05T22:48:30+00:00

A: Villas can be leased for a minimum period of six (6) months. However, no more than fifteen (15) villas may be leased at any one time.

Q: Does Tivoli Village allow pets? What are the rules governing pets?2020-01-23T20:18:16+00:00

A: Both Tivoli Village and LRCA permit traditional house pets (dogs, cats, fish, birds) subject to the rules of the Associations. There are no size or number restrictions although common sense should prevail. Farm animals such as roosters, chickens, and pigs are not permitted. In accordance with Sarasota County ordinance and both Associations rules, dogs must be kept on a leash while outside and all solid waste material must be picked up and disposed of properly. Renters with dogs are required to post a $500 deposit.

Q: I am a seasonal resident. Can I leave my hurricane shutters closed when I am gone?2022-06-23T16:34:42+00:00

A: Storm protection systems may be deployed or placed in “storm protection mode” only when the National Weather Service or Sarasota County Government has declared a storm Watch or Warning for the county. Storm systems must be deactivated within 10 days after an All Clear has been issued. All permanent home exterior storm protection systems must be approved by the ACC. If a storm Watch or Warning is issued and you are not in Sarasota, arrange to have a neighbor deploy your storm protection system.

…About Insurance

Q: My insurance company will only sell me an HO-6 homeowners insurance policy which is a condominium policy that only insures the interior from the “drywall in”. What does that mean to me since Tivoli Village is not a condominium?2020-01-05T22:41:21+00:00

A: Tivoli Village purchases property damage insurance which covers the exterior surfaces of our villas and the roofs. The association is not responsible to maintain or repair the inside of the exterior walls and, therefore, is not responsible for damage inside the exterior walls. These areas are the responsibility of the homeowner and you should discuss this matter with your insurance company.
