Tivoli Village is a secluded, wooded community of 101 homes in the heart of one of Sarasota County’s most vibrant areas. Located within the extended Longwood Run community south of University Parkway, it is near the Mall at University Town Center and a wide variety of retail. The community also is close to Lakewood Ranch Main Street, Nathan Benderson Park, museums and universities. And a 15-minute drive to downtown Sarasota.

Proximity to I-75, U.S. 301 and U.S. 41 means easy access to airports and amenities as well as to the Tampa/St. Petersburg/Clearwater area.

Quiet Living

Living in Tivoli Village is different from many other HOA neighborhoods. The design of the community and the care taken to maintain it contribute to a sense of peace and beauty that all residents say is what first attracted them. The association takes care of lawn maintenance and irrigation, exterior villa painting, roof maintenance and replacement, annual tall tree trimming and also provides exterior building insurance. These are included in the association’s quarterly assessments. Details about exterior maintenance are in the association’s villa refurbishing procedures and schedule.

Real estate agents and prospective owners: Please note that it is not accurate to refer to Tivoli Village as a maintenance-free community. While the HOA does provide many exterior services, homeowners are responsible for everything on the insides of their villas, their lanais and porches, including cages and screening, plus the addition of gutters and replacement of windows, outside doors, and garage doors.

Also, please consult the Code of Ordinances of Sarasota County for current zoning codes, which may supersede what is stated in the HOA Declaration.

All prospective homeowners must be approved by the Board of Directors. Forms must be submitted online to the property manager at least two weeks prior to sale closing.
